home owner guarantor for flat rental?

hi, i have recently looked at a lovely 1 bedroom flat. I was told at the time they accept dss with a UK home owner guarantor so i put down a deposit and then they gave me some forms to fill in. In the form it states the home owner guarantor Must be in employment which the letting agent never spoke about. I am using my mum as a guarantor she is a home owner but is on a part-time wage :shrug: dunno how that will affect this. but now i have paid a deposit what will happen if we are turned down?
 
also if they do credit/reference checks on us do they have to let us know? or can they just do it with the info we gave them on the forms?
 
They will accept DSS if you have an employed homeowner guarantor, yes.

But, they will usually only accept the guarantor as long as they are a homeowner, and they are on a high enough wage that should you ever not pay your rent, they can afford to pay their mortgage, bills AND your rent too.

So if your mum is on a low wage, and would not be able to do that, then it's unlikely you'll be accepted hun :(

They keep deposits regardless of the outcome usually. I think in some cases they'll return them but it's rare.

This was not mentioned to me though, i would consider it to be bang out of order if they didnt explain the terms and conditions before turning me down as nothing i signed says anything about a specific wage
 
Your best option is contact the agency and ask them all your questions hun some agencys have leways x

Maybe they assumed you'd know? As that is what a guarantor is for. In the event of non-payment, they'd be the one to step up and pay for you. To guarantee that the landlord will still receive payment.

Check with them though hun, they may still accept you :flow: Just hope for the best.
