Moving out...expenses!

Hello!

My bf and I are hoping to move out together this summer-July/August!

I just wondered if anyone has any tips on avoiding agency fee's, I refuse to pay £300 just to get a flat and then pay the months rent/deposit!

I've worked out we'll need £700 for stuff we'll need (taking my bedroom stuff). And we'll have £3,000 saved.

How much did you save up? xxx
 
Dident realy save much yp, lent a k of my dad.and that paid for a bond and first months rent. We got al the bits as we went allong
 
im a property manager in residential lettings..

one tip ill give you re agency fees is.. if a property is on the market with more than one agent (rightmove) is the best place to notice this.. phone both agencies and explain tht you are interested in viewing but noticed its on with more than one agent and want to know their ref fees first..

lettings are so competitive tht most agents will reduce their fee to get the let as they make their money from landlord..

rarely will you avoid paying at all as they will have costs to an external agency

another option is to find a private advert in your local paper

Trouble is the fees you pay are so you (ideally) end up with a good landlord, one who has registered with an agent and will be willing to take care of the property with you in it. Likewise, the landlord asks an agency to find good tennants who will treat the property well for the duration of your stay..... so it's a mutually beneficial situation, but I know exactly what you mean about needing to keep costs down.

I'm sure you'll still find some fantastic landlords in your local paper. They too may be wanting to escape paying agents fees. Best thing to do is arrange some viewings and you'll soon get a 'feel' of the properties you view AND if the landlord will be a good one to sign up with!!

our was just under a grand, thats with the fees for them to accept our application, the month rent and a months rent bond, and our fee for completion of application (signin fee)
 
we paid a 400 pound deposit which we will get back when we move out, and the first months rent. no fees
 
for our flat we paid £80 each for refrences, £200 to keep the property for us to decide if we wanted it so they held it for 2 days with nobody else aloud to view it in that time, £800 deposit and £800 first months rent then had the cost of £300 for 2days van hire, so god knows wish we could of managed it cheaper
 
My Dad knows people at work who have a few houses on the outskirts of Liverpool. One is coming up in around 5 weeks time. It'll be around £500 per month (agency would ask for £550) but they don't know if they want to go down that path. We'll view it when the kitchen and bathroom have been done, just to get an idea really. If they are willing to wait until July/August that'd be a big bonus!

My bf will be on £1,300 a month. I just hope I get a job!!!!!!!
 
Unless you go through some one you know you cant realy avoid fee's. Some are reasnable and some are just a rip off. With ours we payed £250 when we gave the forms in. This was to hold the propperty for us and if we got it £150 of that went towards the bond.
