Tips for Selling your House?

Hey everyone, We are having our flat valued on friday, so far I have spring cleaned the bathroom and Master bedroom and took some photos for the estate agent.
Have got the Kitchen and Lounge to do still, we arent putting a photo of the spare room on our advert because its chockafull of crap and no way can we make that look presentable! lol

Does anyone have any "handy Hints" as such for us?
e.g keep the flat spotless for last minute visits, Keep it clutter free, that kind of thing.

Any advice would be greatly appreciated! :) xx
 
I'd definitely agree with the clutter thing. Lots of people find it hard to visualise a rooms potential when it's full so if it ain't got a use put it away!

Also, if you know you people coming to look round try and make things a neutral as possible rather than looking like 'yours'.

Definitely agree with the clutter, even if you can only hide it while you have the viewing. Simple things I guess, make sure its clean and tidy, make sure theres no washing up left out or anything like that.
I always used to hoover just before and spray some air freshner on my way to answer the door, nothing better than a nice inviting smell!
And open all curtains, blinds etc as light will make it look bigger!

God, you'd think im a house doctor addict or summat! :lol:
 
I repainted all of the dingy woodwork (only the cost of a brush and a tin of paint) and threw a bunch of stuff out - you'll have to do that when you move, so you might as well do it now!
 
I also heard something about baking, and the smells when people come to look at the house, bake something off just before they come and it will make them think of those sweet smells and living there. Something simple to try and appease their senses.
 
I'd even vaccum the hallway from the main front door to your flat door too and take down photo's if you have lots of them ...it makes the house look too personal to you and they have to be able to imagine themselves living there. Fresh flowers might be nice too in the lounge.

See flowery smelling houses always make me suspicious...

the best presented house I've ever been to felt really homely, they'd set the dinner table with crockery etc, and had made fresh bread and left it on a rack in the kitchen... the smell of baked bread wafted through the whole house!
