hi all well i moved out of my old house 2weeks 2days ago. we gave the keys back in on the 18th October so 2 weeks today.

i have been sent a cheque for my full deposit and i'm going to cash it tomorrow. i had a email today from my old landlord say that the estate agent has been to the property yesterday and is saying its not been cleaned and there is dog hair all over the carpet.

i clean the house from top to bottom on the 17th October and i clean the carpets aswell.

he now wants me to pay for a cleaner to clean the house before the new women moves in tomorrow!!

i have told him i have clean the house and even cleaning the carpet wont mean all the dog hair will be removed.

what are your views?

i have my deposit back and he has inspected the house the day before we moved out so he knows it was in good order and he was the one who said yes for us to have deposit back.

xx

He doesn't have a leg to stand on if you already have your deposit back. Cash the cheque, tell him not to contact you again and that's that IMO :)

Yep, he has paid back the deposit, tough luck really! Tell him to pay for it himself!

Tough! You had pets, he already knew that so a fair amount of pet hair should be expected. Cash your cheque sooner rather than later!

It's because the deposit stays with a third party. He's trying it but won't win. Just tell him to naff off.

Surely a landlord will keep aside money for cleaning between tenants? Does that not come into the expenses of being a landlord? Sounds like he is being a cheeky chancer!

well i called the estate agent and they said that they wanted me to pay and i was like no i'm not paying. they said that the new women who was moving in her son was allergic to dog hair and it needed cleaning.

i said ok so how come she came to the house to view it when i told her at the estate agent that i had a dog and she was fine. when she arrive her son was all over my dog and didnt seem bothered. So i questioned the estate agent asking why would she want to rent a house thats had a dog in cos no matter how much u clean carpets there will always be dog hair!!

i said i wasnt going to pay even tho my old landlord wanted to to sort it out and he would give me the money and i pay with his money. i said i wasnt going to be a middle man if he is paying he can pay for it himself!!

well i havent heard anything from them so i think it must be sorted cos i not paying a penny at all xx

Good for you standing your ground! Back in the day before they had this deposit scheme we got really ripped off by landlords, one place I left my futon frame as I just couldn't dismantle it the landlords rep (it was an agency who owned and managed all the properties themselves) said this was fine and it would only cost them £15 to get it taken and otherwise I'd left the place in perfect condition, in fact I had improved it. Yet when it came to them paying my deposit back they claimed to get the futon taken would cost them over £100 and they also tried to claim I was behind with my rent (I was not and had been paying my rent at exactly the intervals they wanted and in full) and they claimed I actually owed them money so I just left it. Another place my SIL spilt a tiny bit of drink on one of the sofa cushions which didn't come out when sponged clean it would definitely have come out in the wash but while the cushions were meant to be machine washable we didn't want to wash it in case it got ruined and we explained it to the landlord and his wife when they came around with the estate agent. They were being really dramatic and saying how their sofa was completely ruined and how terrible we were. Then our rug the colour had transferred onto the carpet, we had two of these rugs and one transferred and one didn't so one was faulty and not colour fast, it made a tiny faint red mark (you had to squint) that would have come out with a cheap carpet cleaner or even one of those foam cleaners. They claimed it would cost £100-£200 to clean that and £100 for the cushion cover. I was really pissed off as they had filled up one of the bedrooms with crap that despite saying they'd remove it they never did the whole time we lived there, while we didn't need an extra bedroom then we were paying over the odds for a room we couldn't use at all. Also the bathroom was damp due to the fan not functioning and we fixed that for them and we got their phone line sorted out at our own expense, we also worked hard to keep the place in immaculate condition. I heard after us they had tenants who really did trash the place, it sounds harsh to say but they deserved it xx

Good on you standing your ground
Hope youv cashed that cheque and are enjoying your new home!
