Applying for a mortgage and part time working

I am thinking about moving house and at the moment I have a mortgage on my own. Myself and my partner would like to go for a joint mortgage. I have a full time permanent teaching contract but I am currently working flexible part time hours. My question is would mortgage lenders base our affordability on my flexible hours I work at the moment or on my full time contract? To be able to afford the house we want I would really need it to be on the full time contract. Any advice on this? Thanks
 
It would be on your part time contract hours ie how much you are bringing in a month.
 
Yes, they look at your payslips, not how much you say you *could* earn. They're just tightening up checks on affordability too so you're probably even less likely to find somebody who will take that into account.
