Rental Property Approval

Hi everyone,not sure where I should post this,so thought I would start in this section first.
I just basically would like to ask what the process of getting approved for a rental property is.My situation is that I applied for a house,and the real estate agent seemed really impressed,then today I found out that they had called my previous landlord for a reference(I was never late on rent,kept the place tidy and maintained).Would that mean that perhaps I have got the property or would it mean they have narrowed it down and Im a possibile cadidate? I have asked some people and have had mixed answers,some say I got it,others say there is a good chance.What was your experiences with this?

If they're asking you for references they're are checking you are suitable to let to. We've only rented three places and after the references and other documents/credit checks we got every place.

Thankyou for the reply.Thats a very positive sign,I know it's not certain until the real estate was to call but Im super anxious/excited about it,so wanted to get some opinions.lol.Fingers crossed I get a call over the coming days.
