are things like washing machines usually included as 'fixed' items? Its just occurred to me that I didn't ask and its not in the schedule! The fridge will be as its built in like the cooker but the washing machine is not...............and ours is on the way out :(.
 
not that I'm aware of unless the previous owner isn't intending on keeping them for them selves! :)

Depends... is the house you are buying new? I'm guessing from your post that there was someone in the house before you..

when we were looking to buy (we ended up buying a new house because i didnt want to have to worry about old things breaking - - pipes, A/C, etc) but when we were originally looking, we found a 6 year old house that had current residents... the washer and dryer was NOT included, but check with your agent, or ask the sellers (if you're dealing with them directly)... sometimes if it's a deal breaker, they will throw it in at no additional charge.
 
It totally depends. Sometimes the previous owners don't want to move large items and leave them for you, sometimes they sell them off in the paper for cheap, and some people move them.
Our house came with an oven/stove, but nothing else. Another house we considered came with a refrigerator included. In my experience washers/dryers are not usually included, but it varies.

You can fudge by for a while using a coin laundry or whatever, but you will need a refrigerator almost immediately. My advice is to buy the biggest and bestest fridge you can afford - you won't regret it. But buy the cheapest, used washing machine or oven you can find because expensive ones really aren't worth it.
 
It depends if the previous owners want to take it with them or not..
 
It's assumed (at least where I am) that all appliances will be left, but it's generally something you write in the offer to avoid any surprises.
 
It would be rare to get things like that left in a property here!
 
Generally no, unless its a new house your buying.

If someone lives in there, then they wouldnt generally leave anything unless previously agreed :flower:
 
I would say no, but you can always ask, unless is specifically states otherwise. Our first house came with loads, and we left a few bits when we moved out, but those are generally stated.
 
We rent but the last owners left the washing machine, they took everything else but left the washing machine its quite good too so not sure why they didn't take it :shrug:

Like others have said though it depends on the owners xxx
 
Not usually... We were lucky in that the lady we bought off left us her washing machine, tumble dryer, fridge/freezer and dishwasher for free. The estate agents told her to ask for extra money for them, but she was moving into a new build with built in appliances so wasn't really bothered. You can sometimes negotiate for them to be included for a fee.
 
Not usually unless its in the sale documents - many times if you don't ask for them and they don't want them anymore they will sell them elsewhere so might as well ask and maybe have it added to the deal after the fact. i know for my old house we wanted the breakfast nook and we just had to write a separate sheet of paper stating we were buying it for $1 from the seller so it would be legally ours since typically only things like appliances and whatnot are in the contract and nothing is assumed to be staying unless it's built in.
 
When we brought our house, we dealt with the estate agent on first basis then we went for a second viewing and met with the seller... both times it was mentioned that he was leaving his fridge, freezer and cooker.

Luckily cos we were a young couple starting out it saved us a few quid instead of shelling out for the basics of fridge/freezer and cooker etc. Only thing we brought for the kitchen was a second hand washing machine, like the other posters said it should be brought up in the contract or the seller should tell you :)

p.s when we put in our offer for the mortgage the seller refused as he said he wanted some money towards the above
 
We paid 2k over stamp duty for 'adjustment' for fixed assets......so will need to see what that covers. The current owner hasn't lived in house since jult 2011. Its full of his stuff but he lives abroad - he is just using it as storage really (OH hoped the BMW tourer In the garage was included ha!).

I know he cant take the fridge as its classed as fixed as its built in.

Im going to take the top off the machine and look tomorrow..........dad reckons its the bushings that may have gone. Managed to do a few loads at my dads, but with a child who is still not 100% dry at night and a partner with a tummy bug.....I will need it done asap.
 
Are you in the process of buying it? You will get a booklet called Fixtures, Fittings & Contents List which the seller completes. It has everything that could be possibly in a house & the seller ticks whether its not included, included, for sale or just not in the property.
 
In my experience no. The seller will usually complete a fixtures and fittings form saying what they will be leaving. With my first house they left sofas, fridge etc, which was hugely appreciated, but usually they would take it with them to their next property.

yes, seller accepted our offer 3 or more weeks ago. solicitor sent over the docs agreeing to the offer but no fixtures and fittings anything.
 
No. Fixed items are carpets, light fittings, fitted kitchens, bathroom suites and occasionally curtain rails and blinds. Washing machines, dishwashers, fridges etc are 'white goods'.


maybe the ficture and fittings book is an english thing cos I didn't get that when i bought our house.

Disagree with the last bit! We have a 2nd hand AEG washing machine that's over the 15yr old mark now and when it eventually packs in I'll be replacing with another AEG. Theyre very expensive but built to last unlike cheap brands that break every few years. False economy!
 
Seller might not have completed them yet. They form part of the contract. There will be two forms, Sellers' Property Information Form (SPIF) & Fixtures, Fittings & Contents List. The SPIF contains questions regarding boundaries, windows (for FENSA cert), central heating etc.

If he lives abroad it maybe that it'll take a bit of time for him to complete them. I'd ask the estate agents in the meantime, they may know whats included
