house we like to buy is under offer

Hi all I need some advice from you.we sold our house:happydance: and now we need to find new one within next 2 days my oh is going away for a month and we need to move out by 5th January buy there is nothing on the market for us except one house we saw yesterday(we didn't view it its next door to my friend we saw on the Internet my friend has been inside and is very nice and just perfect for our family )so I rang estate agent and they said its under offer and I'm gutted what do I do I really love the house but I don't want to be bitch and start bidding war with other buyer we could just pay asking price and we will be paying cash for it.i don't want to sound desperate but there is nothing suitable for us except this one and we really don't have much time what would you do on my place has anyone been in this situation please advice needed quick.
what exactly 'under offer' means?

'under offer' means that an offer has been accepted & is in the process of going through solicitors. The seller is within their rights to accept another offer off someone else at this stage. They can pull out of the sale right up to 'exchange of contracts' (usually about a week before completion)
 
If you want this house then put an offer in. The worst thing that can happen if you do is that you get refused. You will be in no worse situation than you are now.
I would keep looking though, just in case.
 
Woah, 2 days to find a new house?? I'd visit the house first, make sure you do love it (we saw a lot online which looked perfect but which didn't feel right when we viewed them. I wouldn't normally consider putting an offer in on a house which was under offer as I'd feel really guilt, but with only 2 days to find a place I guess you have to be a bit ruthless!
 
i would go round to the house and knock on the door...see if they will let you have a look around. the estate agents should let you know how long it been under offer...if it only been a few days then get in there.

It's not under offer anymore we will view it on saturday !!!!!
 
If you're worried about making a decision too quickly, could you rent for a while before buying your house?
 
I'm glad it is no longer under offer. Fingers crossed it is suitable. How did your two day deadline get extended?

I'm to big a believer in karma to go gazumping!! So wouldn't have recommended viewing if it was under offer.
 
Rather than rushing in to something just because you need to find something i would rent. My parents bought a house because they needed to find somewhere asap and spent the next 30 years regretting it because it was a nightmare. The reason they spent 30 years is because they couldn't afford to move out of it due to negative equity issues.
I would always go and see a house at least 3 times before i knew i was happy with it - things have a habit of popping up the more you see the property.

I can also say that i would never offer on a house that was already 'under offer'. When we were moving we were well into the process when the seller pulled out because they'd had a higher offer. It was a nightmare for us because we'd already had 2 buyers pull out because their chains broke down. We had the third offer and put in an offer on a house that was accepted. The plan for being in before having baby was going well. Anyhow they pulled out on us as we ended up loosing our buyer again and not moving until 3 months after baby was born. It was a total nightmare and i'd never do that to anyone no matter how much i liked the property - i wouldn't even browse properties that were under offer.

my Oh is going away tomorrow so im going to be viewing property with my sister and Fil and during viewing i will facetime OH from my iphone thats how it needs to be done the reason me saying we had 2 days its because we wanted to view houses together but he needs to go away and also is hard to arrange viewings on houses with short notice. we saw 2 houses today but they crap.
on that house i like they put offer but they can't prove funds so agent said that its still on the market for viewings.

i agree with you 100%its really long and stresfull process of buying a house and get involved with chain.i emailed estate agent regarding this house as i saw on the website and it wasn't saying that was under offer and they called me back saying that people who were interested put offer on it but they cannot provide prove of funds or mortgage certificate so its open for viewings.i dont think thats gazumping if they cannot secure property and its not fear for sellers to take property of the market in case somebody come along who is interested (it happened to me with house we just sold).
 
In my understanding under offer is when they have had an offer accepted but they are waiting to see proof the buyer can get the funds. After that it goes Sold STC. Thats how it is around here. I have seen many go under offer and then back on the market again. I would view ASAP as once its sold stc they shouldnt let anyone else view it but if you have already viewed it then you can make an offer up to exchange of contracts.

We are in the house buying process too. We exchanged friday and hoping to complete this friday, iv been nervous about the whole process about every little thing. I dont want to do it again for many years lol.

Also just to add. The first house we were buying fell through due to bad survey. There was nothing else on the market that we liked and we were devastated! I honestly thought we would never find a house. The next week an even better house came up for sale and thats the one we are buying now! Even if this house isnt the one something will come up soon enough.
